GUEST ACCESS:
Guests have access to all areas of the property with the exception of the garage attached to the Casita & storage/maintenance closets in the Main House
We ask that guests do not ship items to the house, as the mailbox is not accessible. We won’t be able to retrieve any packages sent there.
OTHER THINGS TO NOTE:
Maximum capacity for this property is 32 guests.
The property permits a maximum of 12 vehicles.
Guest may be required to sign a rental agreement with the host, at the discretion of the host.
Guest may be required to provide proof of identity at any time during the rental period, at the discretion of the host.
Guest may be required to provide a full guest list, including first and last name of each guest. Each guest may be required to provide proof of identity at any time during the rental period, at the discretion of the host.
Guest may be required to pay a security deposit in advance of the rental period.
ADDITIONAL HOUSE RULES:
We kindly request that you adhere to the following house rules during your stay. These rules are STRICTLY enforced:
1. Parking: In accordance with Washington County ordinance, parking is NOT permitted on the street, in the gravel or in the vacant lots by the property. Please park all vehicles, trailers, etc., either in the garage or on paved driveways on the property. Failure to comply may result in a $1,000 fine for each vehicle in violation.
2. Noise Ordinance: In accordance with Washington County ordinance, quiet hours are in effect from 10:00 PM until 8:00 AM (below 55dB)and noise must be kept to a reasonable level during the day (below 75dB). Failure to comply may result in a $4,000 fine from the county and possible eviction from the property without a refund.
Pool/Hot Tub must close at 10:00 PM and all outdoor activity must be moved indoors. The Indoor Sports Court is an awesome area to continue the fun after the nightly noise curfew!!
The backyard features a built-in sound system for your enjoyment. Please use only our system for outdoor music. The speaker system automatically shuts off at 10:00 PM. Use of any personal or portable speakers outdoors is prohibited by county ordinance. Failure to comply may result in a $4,000 fine from the county and possible eviction from the property without a refund.
Property Watch™ has been hired to monitor the property for Washington County ordinance compliance. In addition to protecting the property and business license of Mountain Oasis, this service is designed to assist guests in avoiding fines by violating county ordinances, although the Guests have the ultimate responsibility.
*** IMPORTANT POOL HEATING INFORMATION ***
The cost of heating the POOL at this property is not included in the nightly rates. After you book the unit, please notify our team if you want to heat the pool or have any questions about pool heating. Heat requests for the pool must be made 72 hours in advance to your check-in.
The cost to heat the POOL from October-November is $200 per night, from December-February is $300 per night and from March-April is $200 per night. We set the system to heat to 80°. However, the actual temperature may vary due to air and ground temperatures and is not guaranteed.
Tampering with the pool equipment/heater is strictly prohibited and subject to a fine of a minimum of $500.
We offer free heating for our hot tub, but please keep in mind that the swimming pool and hot tub cannot be heated simultaneously. Additionally, we cannot heat the pool and hot tub once the outside temperature has dropped below freezing (32°) at any point during your stay. The spa jets and water feature will also not be operable during colder temperatures to protect the pump equipment from freezing.
The hot tub is heated "on demand" and takes approximately 45-60 minutes to reach the desired temperature. Please plan accordingly and allow time for the hot tub to heat up.
Finally, we kindly ask that you do not alter or modify our pool schedules as they are set for specific reasons. Any changes made to these schedules will result in a $500 fee to cover the cost of reprogramming the pool systems and ensuring they are functioning correctly.
Our neighborhood is important for us. Quiet hours are between 10:00 PM and 8:00 AM. Pool must close at 10:00 PM and all outdoor activity must be moved indoors. These hours are mandated by Washington County and strictly enforced.

Property utilizes a septic tank system and occasional odors can sometimes occur due to weather changes (like humidity or atmospheric pressure) or simply the nature of the system.

-No food or drink is permitted in the Sports Court building, except water bottles.
-No glass is permitted in the Sports Court building.
